Resurfacing an Orlando pool isn’t the same as anywhere else

Local ground, drainage rules and weather change how the job is scheduled and done. Here’s what we plan around.

A shallow water table

The Florida Building Code requires an approved hydrostatic relief device on in-ground pools in areas of anticipated water table, because an empty shell in saturated ground can be pushed up out of it. We check that relief, and the ground, before a drop of water comes out.

Weather

The wet season

The National Weather Service dates Orlando’s wet season from about late May to mid-October. Those are the months of afternoon storms and wet ground, so application days are planned around the forecast and the pool isn’t left empty longer than it has to be.

Where the pool water goes

Orange County’s pool-draining rules say the water never goes into a street, storm drain, pond or lake: it’s pumped onto your own lawn at a controlled rate, and acid waste is handled separately. Cities such as Altamonte Springs give the same advice, so the discharge is planned before the pump goes in.

Many Orlando pools sit inside an aluminum screen enclosure, a structure with its own wind-load rules in the Florida Building Code. How equipment gets in, and whether a panel has to come out, is planned into the estimate rather than found out on the day.

Questions Orlando homeowners ask

How long does pool resurfacing take?

It depends on the prep the shell needs, the finish, whether tile and coping are included, and the weather. The pool is refilled as soon as the new finish sets, because plaster cures under water. After that, the National Plasterers Council’s start-up calls for daily brushing and testing, and no heater for 28 days.

Is it safe to drain a pool in Orlando?

It can be, with care. In areas with a shallow water table, an empty shell can be pushed upward by groundwater, which is why the Florida Building Code requires a hydrostatic relief device on in-ground pools there. The relief is checked first, and the pool isn’t left empty longer than necessary.

Should I replace tile and coping at the same time?

If the tile or coping is loose, cracked or dated, doing it while the pool is already drained saves a second drain later. They’re quoted separately so you can decide.

Can’t I just acid-wash it instead?

An acid wash strips a thin layer of plaster to lift stains, which can buy time on a finish that is still sound. It can’t fix roughness, hollow spots or cracks, and doing it often speeds up the need to replaster.

Who is allowed to resurface a pool in Florida?

Under Florida Statute 489.105, the pool/spa contractor licence categories cover interior finishes, and the pool/spa servicing contractor’s scope includes interior refinishing and draining a pool for repair or renovation. You can check any contractor’s licence on the state’s DBPR website.
